Tonbridge Town Centre Redevelopment: What’s Really Happening?

The Tonbridge and Malling Borough Council (TMBC) has launched a major redevelopment project in Tonbridge town centre, focusing on the area east of the high street. The plans include a new Angel Centre, homes, shops, and a pedestrian town square, with a public consultation running until 16th February to gather resident feedback. While some are quick to criticise any council-led project, let’s take a closer look at what’s actually being proposed.

The Angel Centre: Outdated and Expensive to Run

One of the biggest concerns raised in previous proposals was the potential closure of the Angel Centre before a replacement was built. TMBC has now confirmed that the current Angel Centre will remain open until the new one is complete—a key reassurance for residents who rely on it.

While some are nostalgic about the Angel Centre, the reality is that it is outdated, expensive to maintain, and highly energy-inefficient. The council is striving for net zero by 2030, but the leisure centre is a huge drain on energy. A new Passivhaus-standard replacement could drastically reduce long-term costs and carbon emissions, making it both a financially and environmentally sound investment.

More Homes and a Better Town Centre

Housing is one of the biggest issues in Tonbridge, with demand far outstripping supply. The redevelopment plan includes low-rise flats in the town centre, which could provide much-needed homes. Some argue that social housing should be prioritised, and there’s still time for the council to clarify its housing strategy within the redevelopment.

The proposal also suggests a town square, improved pedestrian areas, and better connections between different parts of the town. These features could make Tonbridge a more attractive, liveable space, reducing car dependency and enhancing the local environment.

Shops and a Hotel – Do We Need Them?

One of the more contentious aspects of the proposal is the inclusion of new shops and a hotel. Some residents question whether Tonbridge really needs more retail space, given the challenges faced by high streets nationwide. Others have pointed out that the town already has two Premier Inns and various Airbnbs, making a new hotel seem unnecessary.

However, it’s important to remember that the specific details of the redevelopment aren’t finalised—this is just the first stage of the process. If you think the focus should be on social housing rather than retail and hotels, now is the time to make your voice heard through the consultation.

A Smart Investment for the Future?

From an environmental and financial standpoint, a modern, energy-efficient Angel Centre could be a long-term win for Tonbridge. Passivhaus or super Passivhaus standards could drastically cut running costs while generating energy surplus, helping to fund future services.

A multi-use facility—combining a leisure centre, gym, wellbeing centre, cinema, and event space—could make Tonbridge more attractive for families, young people, and businesses. If done right, this redevelopment could create a vibrant, well-connected town centre that serves residents better than ever before.
